Sometimes things appear to go wrong with your building… Many years ago, a senior engineer pointed out that in the days of the QLD’r, cracking, resulting from foundation movement wasn’t an issue, as there was a horizontal articulation joint every 4 inches (the weatherboards) and an internal articulation joint every 3 inches (the VJ boards).

 

Times and construction methods changed, with the advent of more brittle construction materials and engineered timber products enabling open plan dwellings with large spans, any small changes in the foundation material may be quickly reflected in the building. As such, N12 Engineers has performed many forensic investigations in order to report on building movement for insurances cases, prepurchase inspections, real estate appraisals and even dilapidation reports prior to the commencement of construction, in adjacent buildings potentially at risk.
